Builder-grade doors are hitting the failure curve.
The City of Casey has been the fastest-growing council area in Victoria for most of the last decade. That means thousands of 8–15 year-old homes across Cranbourne East/West/North/Park, Berwick, Narre Warren and the newer Hampton Park estates — all running the cheapest spring, roller and opener spec the builder could fit. We see the same failures all week: cheap extension springs snapping, original chain-drive openers stripping gears, bottom panels rusting where they meet the slab. Most owners don’t realise a 15-cycle-a-day double-door uses up its 10,000-cycle springs in seven years.
Quiet motors matter when the bedroom is above the garage.
Modern Casey homes are double-storey on small blocks — the master bedroom, the kids’ rooms or the home office is almost always directly above the garage. A chain-drive opener at 5am wakes the whole house. We default to belt-drive motors (Merlin SilentDrive, B&D Smart Phantom, Centurion Reno) on every new install. The price difference is small; the lifestyle difference is enormous. Plenty of customers ring us to upgrade just the motor because the door’s fine but the noise is unbearable.
AS 4505 safety compliance — not optional.
AS 4505 is the Australian Standard for garage doors and motorised shutters. Every powered door must have a working auto-reverse (door reverses when it hits an obstruction), photoelectric safety sensors at 150–200mm above the slab, and a quick-release mechanism for manual operation. A surprising number of older Cranbourne doors fail at least one of these — usually the safety sensors have been bypassed because they kept tripping in sunlight. We test all three on every service visit and replace or re-align sensors at no extra charge.
